An operating layer, not a financial one.
CNK Services exists for a specific kind of property management firm — the one whose operating load is growing faster than its team. We do not replace the property manager. We work alongside them, take a defined scope of operating work, and run it on a calendar.
Our scope is intentionally narrow: vendor and maintenance coordination, back-office and reporting support, and the focused internal tools that pull those two together. We do not sit in the financial path. Rent, deposits, and owner distributions stay with the partner and the partner's bank.
The work we do is not novel. The thing we sell is execution — accountable, on schedule, and visible. That is also what most partners say they were missing when they came to us.
Operating principles
What we hold ourselves to.
Cadence over heroics
We commit to a calendar — daily standup, weekly review, monthly pack — and we keep it. Most operating problems show up on time when the cadence is firm.
Bounded scope
Engagements start small and stay clearly scoped. We will not quietly expand into adjacent work; if the partner wants more from CNK, that is its own conversation.
Out of the financial path
We do not collect, hold, or move client funds. We are an operating-services company, not a financial-services one — and the line is documented in our engagement terms.
