An operating partner, alongside the manager.

CNK Services exists for property management firms whose operating load is growing faster than the team. We do not replace the property manager — we work alongside them and take a defined slice of the day-to-day workload.

Our scope is intentionally narrow. We sit on the operating side of the business, not the financial one — rent, deposits, and owner distributions stay with the partner and the partner's bank.

The work we do is not novel. What we sell is execution — accountable, on schedule, and visible.

Operating principles

What we hold ourselves to.

Cadence over heroics

We commit to a steady operating rhythm and we keep it. Most operating problems are easier to spot when the cadence is firm.

Bounded scope

Engagements start small and stay clearly scoped. We will not quietly expand into adjacent work.

Out of the financial path

We do not collect, hold, or move client funds. Financial flows stay with the partner and the partner's bank.

We are taking on a small number of new operating partners this year.
